My name is Dr. Marlene Berghammer, and I presently work as a Real Estate professional for five years as a Real Estate Salesperson and now a Real Estate Broker/Salesperson.
My academic background includes a Doctoral Degree in Education Administration/ Teacher Leadership and phycology.
Before changing professions, I worked in higher education for over 20 years where I wore many hats. I was an enrollment manager for 10 years, a professor for 5 years and Campus Director for 5 years.
I totally enjoy my new career in Real Estate and have come to appreciate the need for people with my skill set working in the real estate industry. Since I started my real estate career in February 2016, I have completed over 150 sales transaction, I have also completed over 100 BPOs, and over 45 Short Sales. Several of these transactions are not included on my record because they were completed as referrals to my broker, while several for sale by owner transactions was also not documented.
Today, my focus is short sale transaction management. For the past 3 years, I have been efficiently managing short sales for a variety of clients with an exceptional success rate.
Even though the short sale process is incredibly stressful, I strive to make clients experience with short sales less strenuous. My clients are covered from start to closing, even to the point of me going to court to request a sheriff sale postponement.
My Document Processing include: Paperless system and CRM software that allow me to keep close track of all document requests and actions taken on every file.
My communication and marketing include email, phone, and fax communications, flyers, daily door knocking, cold calling, internet marketing.
As a listing agent, I complete Comparative Market Analysis. I also negotiate the best possible and most fair terms for all parties involved.
As a buyer’s agent, I qualify my clients to make sure I provide the best possible service available to buyers.
As a closing coordinator I also support all parties in reaching the closing table with continuous follow up and coordination typically necessary to ensure all the parties are completing appropriate tasks and meeting deadlines to close.
Sheriff Sale Adjournments/I track any scheduled sheriff sale during the short sale process and us this tool to get new clients.
